AGREEMENT TO
PURCHASE REAL PROPERTY
In
exchange for mutual promises between Buyer and Seller, both agree to the
following terms and conditions.

Contingency:
Earnest money in the amount of $10.00 to be deposited
with Seller approved Escrow/Title Company upon a contract for sale being entered
between the parties, which will be in the form approved by the California
Association of Realtors. Should Seller require more earnest money, Seller shall
be required to deposit an equal amount of earnest money to insure performance.
The closing date shall be on or before:
OTHER TERMS: 1) Buyer or Seller may cancel this Agreement prior to
entering the formal contract for sale by giving seven days written notice to the
other party of such cancellation. 2) Buyer may assign this agreement. 3) Seller
agrees to pay 2% of sales price toward closing costs, including Buyer's closing
costs. 4) Seller acknowledges that Buyer is a California licensed real estate
broker and is an investor intending to profit from this transaction by re-sale.
4) Seller will give Buyer access to show the property at reasonable times.
