"Owner Will Finance"

Most property owners are familiar with this idea but only in the context of "carrying back" a small second position note - just to sweeten the sale.

Plus most property owners are aware that, at some point down the road, they can sell these notes at a discount for cash. This is not new.

What is different with the Seller Assist is that the property owner "carries back" a very large first position note and cashes it out simultaneously with the sale of the property. In effect, this gets the property owner a cash sale - just as if the buyer had obtained a regular mortgage loan.

We will advise you on the details of your California transaction. This will include:

  • The completion of the Purchase Agreement and understanding the respective rights and responsibilities of Seller and Buyer.
  • Meeting the requirements of the Purchase Agreement and the State of California for inspections, reports and disclosures.

There are complexities and pitfalls in selling real estate today, especially in California. It requires awareness of current law, contracts, and the intricacies of closing the transaction.
