  • The pulling power of an "Owner Will Finance" advertisement is enormous. Many prospective buyers are unable or unwilling to qualify for a loan with a regular third party lending institution. Our program allows you to offer owner carryback or owner-assisted permanent financing, for which most people will qualify.
  • The drawing power of "Owner Will Finance" (combined with the exposure you can get on the Internet) enables you to dispense with the relatively expensive marketing services of a realtor.

"Owner Will Finance"

Most property owners are familiar with this idea but only in the context of "carrying back" a small second position note - just to sweeten the sale.

Plus most property owners are aware that, at some point down the road, they can sell these notes at a discount for cash. This is not new.

What is different with the Seller Assist is that the property owner "carries back" a very large first position note and cashes it out simultaneously with the sale of the property. In effect, this gets the property owner a cash sale - just as if the buyer had obtained a regular mortgage loan.

NEW. In addition, our firm is now able to offer owner-assisted permanent financing. This is new. With this program and without in any way becoming a mortgage broker, the Seller effectively "originates" the Buyer's loan. This puts the Seller in a position to control the transaction. Whether the owner-carryback or the owner-assisted permanent financing scenario is appropriate depends on the Buyer's credit. Obviously, it is better to start with the permanent financing method, since it provides the better pay-out,

We are California Realtors. We are qualified and licensed to help you with:

  • The completion of the Purchase Agreement and understanding the respective rights and responsibilities of Seller and Buyer.
  • Meeting the requirements of the Purchase Agreement and the State of California for inspections, reports and disclosures. 
  • Consultation throughout the selling process, including guidance through the documentation and mandatory disclosure minefields. This includes making sure that you have insurance protection with respect to California's natural hazard disclosure requirements.

  • Resolving possible complications, problems, concerns, or disputes that may arise.
  • The various services involved, including title company, escrow company, appraiser, home inspector and home warranty.

There are complexities and pitfalls in selling real estate today. It requires awareness of current law, contracts, and the intricacies of closing the transaction. In the case of the owner carryback transaction, our compensation comes by way of referral from the investor/purchaser of the note created.

In the case of the owner-assisted permanent financing transaction, we are paid a 3% consulting fee, paid at closing. 

While we assist you with the transaction on a consulting basis, we are not your agent. We do not represent you, or act on your behalf. Your transaction with your buyer remains "by owner" and is strictly principal to principal. In fact, we ask that you and your buyer acknowledge this in the documentation of the transaction.
