Here's how we can help you get the home of your choice! 

By utilizing a new twist to an old method... You select the home you want. We buy the home using our credit line and simply owner-finance the property back to you.

We have a quick qualification process that can be done by phone. We find the home for you or you can select a home for sale by owner. Once you decide which home you want, we negotiate a cash price for the that home with the seller and purchase it. We then sell it to you and carry the financing for you. We finance all loans at a fixed interest rate for 30 years. No up-front fees to us. You get the home of your choice and we get a good customer to loan to.

Who qualifies for our program?

We can help people who have been turned down through traditional mortgage sources because of Credit Problems. Not being on the Job long enough, Not enough down payment. Monthly Debts too high, or even Too much credit, and more. We can also help people get into homes above the FHA price limits.

While credit is important, we look beyond the credit report. We know that good people with job and family and a 10% down payment are an excellent choice for us to finance. Statistics show a very low rate of foreclosure action against this type of transaction.

Here Is the 4-Step Process...

1) Qualify..

After making initial contact, we will need to get some basic information about you, your current situation and future prospects. We do run a credit report on you to verify you are not in a current bankruptcy and that you do have some good accounts in addition to any problem accounts. 

No credit record is OK too. If you do have massive problems on your report, we may use your spouse's credit instead. We have many ways to help you as long as you are not in current bankruptcy.

If you have a credit report with Beacon and FICO scores on it, we can use that. Otherwise we must run it ourselves at a cost of $20.00 for a single person or married couple. 

You must have a minimum of 10% down, payable at the closing of the purchase transaction. If you have $10,000, you qualify for a $100,000 home. You tell us what you want to afford by way of down payment and monthly payment. Your down payment is not required until the day of closing.

2) Choosing your home..

We take the criteria of your dream home and and search all the homes that fit the description from the available homes for sale in the area you want to live in. We then arrange to show you the home. If you have a home selected that you want us to try to get for you, we will do our best to make it happen for you. 

Once you have chosen the home you want, we will approach the owner of the home and negotiate a cash price for it. If we can arrange the proper amount of discount on the purchase, we will let you know that we are ready to buy it and then sell it to you.

3) Arranging the closing..

We will then complete our offer and purchase documents with you. You will then be required to place an earnest money deposit with Chicago Title Company in Palm Desert, Ca.

We arrange for the Title Company to close, usually within 30 days from the time you sign the purchase agreement. We handle all the closing arrangements with the Title Company. 

The 10% down payment, minus the earnest money, is required in the form of a cashier's check from your bank to the Title Company on the day of closing. We pay for all other closing fees including your title policy, fire insurance, document preparation, etc.

4) Moving into your new home..

Congratulations! The day after closing, you can move into your new home.
