Indian Ridge

Indian Ridge Country Club is a development by Sunrise Colony Company. It is a work in progress on 648 acres between Country Club Drive and Hovely Lane. When completely built out it will include approximately 1,100 homes laid out amidst two 18 hole Arnold Palmer designed golf courses. Unit sizes at Indian Ridge range from approximately 2,200 square feet to 4,600 square feet. Prices range from $275,000 to $800,000.

Indian Ridge is a private club available to members only. Club facilities are extensive. They include a 43,000 sq ft clubhouse. this is the center for social and golfing activities, comprising several dining rooms, bars, meeting rooms and golf pro shop. The men's and women's locker rooms each has its own lounge and media center. In addition, there is a 21,000 sq ft sports clubhouse, offering a wide range of recreational activities. These include cardiovascular, weight and aerobics rooms; saunas, massage and steam rooms; a junior Olympic swimming pool, activity pool and tot pool; child care center; 14 tennis courts; 4 paddle tennis courts; 2 croquet lawns; a pro shop; and a bar and grille.

Indian Ridge is unusual because it comprises two contrasting home ownership concepts, "condominium" and "planned unit development (PUD)." In broad terms, the owner of a condominium unit only holds title to the air space within the unit, with the actual fabric of the unit being owned and maintained by the homeowner association. In contrast, the owner of a PUD unit owns the fabric of the building and the lot upon which it stands. The PUD owner is normally responsible for all building maintenance.

At Indian Ridge there are two homeowner associations organized respectively to manage the condominium and PUD components of the development. Each association has its own Board of Directors and committees. There is no master association. There will be a total of 465 condominium units and approximately 650 PUD units when completely built out. With only 18 units left to build, the condominium association is completely homeowner controlled, with no developer representation remaining on the Board of Directors. President of this association is John Buenzli.

However, with only 176 PUD units completed, the PUD association is still controlled by the developer. President of the association is Phillip K. Smith Jr. There are two developer and one homeowner representatives on this Board of Directors.

Both associations employ The Monarch Group as their management company. On site manager is Dana Brown. Dana is supported by Christina Vidrio, assistant manager; Maria Banuelos, customer service; Carl Wilson, on-site maintenance for the condo HOA; Nazario Rojas, janitorial services for condo HOA. Pool maintenance services are provided by Valley Pools and landscape maintenance by Valley Gardening.

The principal challenge facing Dana's team is the efficient integration into association management of new building product and supporting facilities as they are handed over by the developer. Building is going on at a fast pace. Almost 200 new units will be brought under association management this year.

Dana's philosophy for the homeowner association manager: 1) You need to make yourself available to your homeowners. Let them know that your door is always open for any questions and/or concerns they may have. 2) Be responsive to homeowners when requests for service are reported. 3) Communication with your homeowners is very important. Nine times out of ten, if you just explain to homeowners how the day to day operations of an association are handled, this will answer a question or concern they may have. 4)As a manager you need to remember that you have to be a team player. Our job cannot be done right without the help and support of our employees, vendors and homeowners. 5) Most important of all is to take pride in the community that you manage. The community is a reflection of you. I am very proud to be the manager of Indian Ridge HOA.
