How to Influence the Appraisal in Your Favor

Regardless of the method of financing you select for your buyer (owner-carryback or owner-assisted permanent financing), an appraisal will be required. An appraisal is an opinion of "fair market value" arrived at by an appraiser, one who is qualified and experienced in this work. In coming to this opinion, the appraiser is influenced by the sales price of comparable properties and also by the terms of the transaction in question.

"Fair Market Value is the price a buyer will pay and a seller will accept for a property, assuming neither party is under duress. Where owner financing is in play, the buyer is not under duress but is, rather, highly motivated. This means that the FSBO seller can set a price that may be high, provided it can be justified by an analysis of the comparables.
