We owner finance to you at appraised value. You get the home of your choice and we make a reasonable profit.Please remember, while we are Realtors, we do not act as your agent in the transaction. We are the seller and you are the buyer.This is a 4-step process:1. Qualify... We can help people who have been turned down by traditional mortgage sources because of: Credit Problems, Not being on the Job long enough, Not enough down payment, Monthly Debts too high, No bank accounts, Self-employed, Problems with Income verification, or even Too much credit, and more. We can handle higher priced homes up to $1,000,000. We understand the problems that prevent good people from qualifying on larger mortgages. We can help.We will need basic information about you and your current situation. We need a credit report to verify you are not in a current bankruptcy and that you do have some good accounts in addition to any problem accounts. We have many ways to help you as long as you are not in current bankruptcy.If you have a recent credit report with Beacon and FICO scores on it, we can use that. Otherwise we must run it ourselves at a cost of $20.00 for a single person or $22.00 for a married couple. You must have a minimum of 5% down, although 10 % is preferable on all our programs, payable at the closing of the purchase transaction.So, if you have $2,500, you qualify for a $50,000 home. $20,000 qualifies for a $400,000 home. You get to tell us what you want as to down payment and monthly payment. Your down payment is not required until the day of closing. Once we have told you the maximum price of home you qualify for, search for homes among "For Sale By Owners" or homes listed by real estate agents. You can often find "By Owner" homes in the Desert Sun Classifieds. Click here or on the link at left.For listed homes, go to the Desert Area Multiple Listing Link at left, or click here. Then click on the "Find Properties" button.Do some driving. Then select a "short list" of, say, 4 to 5 homes. Fax us the the phone numbers and contact names. We will arrange for the owner or realtor to show you the homes. We will negotiate a cash price for your first choice of home and purchase it. If we can't reach a satisfactory deal (which must include a reasonable profit for us) on the first home, we'll go on to the next one. However, because we offer cash for the home, we can usually get the price we need to complete the transaction.3. Arrange the Closing...
We will complete a standard Sale & Purchase Agreement with you. You will be required to place an earnest money deposit with a local Title/Escrow Company. We arrange to close usually within 30 days from the time you sign the Purchase Agreement. We make all the closing arrangements with Title/Escrow. The down payment minus the earnest money is required in the form of a check from your bank to the title company one week before the day of closing.4. Move into your new home...
