A Comparison of the Beacon "Seller Assist" Sale with the  Standard Agent Listing Process

The example below shows how the Seller Assist system can not only get you full value for your property, it also helps you avoid the substantial price erosion involved in the standard real estate agent listing process of selling real estate.

Here is a comparison of the standard agent listing process as against the Seller Assist Note Purchase system. Here the seller receives 126% of what he would have received selling the same property with the standard listing process. The seller only gives up 7% of the appraised value. In the standard listing process, the listing agent performs a Comparative Market Analysis (CMA). A CMA is the agent's "guesstimate" of value and tends to be influenced (even if unconsciously) by the agent's desire to sell the home as quickly as possible. This is why the agent's estimated value is shown as 10% less than the true value. The True Value is that set buy a professional appraiser.

During the "standard" sale there are other downward pressures on the price. These include price reductions induced by the pressure of the passage of time. In this example we have used 5%. It could be more. Then there are the price reductions caused by the negotiating process, both initial bargaining and post inspection haggling.

All this price erosion is avoided by the "take it or leave it" attitude a seller can take with the sale of the property when using the "seller assist" program.
